Our commercial storefront needed an update, and Pasadena Elite Painting delivered exactly what we wanted. The new color scheme looks clean and professional, giving the building a much stronger street presence.
Commercial Painting Contractors in Pasadena, CA
Pasadena Elite Painting is Los Angeles County's commercial painting contractor, working with property managers, general contractors and facility managers on apartment complex painting, HOA and condo association work, and office and retail interiors. We handle projects from single-building repaints to multi-property portfolios spanning hundreds of units and hundreds of thousands of square feet.
Our crews work apartment communities, association campuses, offices, retail centres and industrial facilities, phasing every job around residents, tenants and business hours so units stay rentable, doors stay open and operations keep running. Fully licensed (CSLB #585047), insured and bonded, with certificates of insurance, W-9 and portfolio references supplied with any bid.
From the first site walk and written proposal to phased execution and closeout documentation, our team handles the parts of a commercial programme that decide whether it finishes on schedule and on scope. Serving Pasadena and the surrounding San Gabriel Valley market, we hold the general contractor's schedule, staff for multi-crew and multi-building work, and turn every property over ready for punch and inspection.

The team painted our kitchen cabinets, and we couldn’t believe the difference. The doors and drawers have a smooth, factory-like finish, and the new color made our entire kitchen feel more modern.
Friendly service, beautiful results, and great attention to detail.
Pasadena Elite Painting repaired several damaged areas of drywall before repainting our bedroom. The repaired sections blend perfectly with the surrounding walls, and the finished room looks clean and polished.
01
Our commercial painting capabilities
Six divisions rather than one generic commercial crew, because an association board on South Lake Avenue and a warehouse floor off the 210 need different specifications, different scheduling and different people.
Apartment Complex Painting
Interior and exterior repaints for occupied communities, phased building by building so residents stay housed and the property stays rentable.
HOA & Condo Association Painting
Common-area and building-exterior repaints for association-governed property, scheduled around board approval cycles and resident notice.
Apartment Turnover Painting
Fast, consistent unit turns between move-out and move-in, built for managers running volume turnover across a portfolio.
Commercial Building Exterior Painting
Facade and envelope repaints for office, retail and mixed-use buildings, sequenced around weather windows and tenant access.
Office & Retail Interior Painting
Tenant improvement repaints, suite refreshes and retail rollouts, phased around business hours and lease turnover dates.
Industrial & Protective Coatings
Structural steel, tank and industrial floor systems for manufacturing, warehouse and distribution facilities, scheduled around shutdowns.
02
Scope and project size
Scope varies as much by property type as by size. What stays constant is how a project gets sized: field measurement or plan takeoff, substrate condition, the coating system required, and the occupancy pattern we have to work around.
| Property type | Typical project size | Common phasing constraint |
|---|---|---|
| Apartment communities | Single building to multi-hundred-unit portfolios | Unit by unit or building by building around residents |
| HOA and condo associations | Single building to a full common-area campus | Board approval cycle and resident notice |
| Apartment turnovers | Single unit to volume multi-unit work | The vacant window between move-out and move-in |
| Commercial exteriors | Single facade to multi-building envelope programmes | Weather window and tenant or customer access |
| Office and retail interiors | Single suite to multi-floor or multi-location rollout | Business hours and lease turnover dates |
| Industrial and protective coatings | Single bay to full-site structural steel programmes | Shift schedules and planned shutdown windows |
Who this is for
Property managers overseeing apartment communities and association-governed buildings. General contractors running new construction, renovation or tenant improvement work who need painting sequenced correctly against every other trade. Facility managers responsible for offices, retail centres and industrial buildings. And developers coordinating a repaint or new-construction finish across several properties at once. If your project fits one of those, one of the six divisions above is built specifically for it.
03
How a commercial project runs
The phasing plan exists before a single gallon of paint moves on site. That is the difference between a programme and a series of visits.
Site walk and takeoff
Whether that means walking a single building or reviewing plans for a multi-property programme, the measurement comes before the number.
Written proposal
Scope, coating systems, surface preparation and a schedule built around your property's occupancy pattern, with inclusions and exclusions stated.
Submittals
Colour, sheen and product submittals confirmed where the project, the architect or the ownership group requires sign-off.
Phasing plan
Agreed before mobilisation, covering sequence, notice requirements and which areas are out of service when.
Execution
Building by building, floor by floor or unit by unit, with daily protection and cleanup and a site lead holding the sequence.
Punch and closeout
A walk-through and sign-off at the end of each phase rather than only at the end of the project, so problems surface while crews are still on site.

04
Occupied property, compliance and systems
Almost every commercial property we work on stays occupied, staffed or trading during the job.
Phasing by property type
Multifamily and association work sequences unit by unit or building by building with notice through the manager or board. Offices and retail run on evening, weekend and after-hours windows. Industrial sites coordinate around shift changes and planned shutdowns rather than asking a line to stop.
Compliance
Licensed (CSLB #585047), insured and bonded, with certificates of insurance, W-9 and commercial references in every bid package. Prevailing wage, public bid requirements and trade-specific compliance are confirmed during the bid process for your project rather than presumed.
Systems by division
Elastomeric over stucco on multifamily and association exteriors. Waterborne acrylic walls with alkyd enamel trim on office and retail interiors. Epoxy floors and steel with a UV-stable polyaspartic or polyurethane topcoat wherever the coating is exposed outdoors.
How we scope and bid
Every commercial bid starts the same way regardless of property type: a site walk or plan review, field measurement or takeoff, and an assessment of substrate condition. From there we write a proposal spelling out scope, coating systems, preparation, sequencing and the proposed schedule alongside what is included. Each request is routed to the team most familiar with that property type, so the proposal reflects the real conditions on your property rather than a generic figure applied to a category.
Scheduling and capacity
Lead time and crew capacity vary by division and by season, and we give a firm date once we have seen the scope rather than a general estimate up front. What holds across every division is the ability to staff multiple crews on parallel phases, whether that is several buildings in an apartment community, several floors in an office building or several bays in an industrial facility, so a master schedule does not sit waiting on us.
Pasadena's commercial stock spans the historic core of Old Pasadena, the office and retail corridor along South Lake Avenue, and commercial and mixed-use frontage running Colorado Boulevard and Fair Oaks Avenue, alongside substantial multifamily and association-governed housing and the light industrial and flex space served by the 210 and the 134.

Frequently asked questions about commercial painting
What is the minimum and maximum project size you take on?
Single-building and single-suite projects through to multi-property portfolios spanning hundreds of units or hundreds of thousands of square feet, across apartment, association, office, retail and industrial property. The right question is usually not size but property type, since that determines which division and which crew fits.
Do you bid from plans, or do you need a site walk?
Both. We bid directly from architectural drawings or a coating specification where they exist, and from an on-site walk and takeoff where they do not. Even with plans we walk the property before submitting, because as-builts and reality diverge on older buildings more often than not.
What insurance and bonding do you carry?
General liability coverage and bonding capacity are detailed in every bid package, with a current certificate of insurance and W-9 provided on request. Limits and certificates go to the ownership entity or management company rather than being published here.
Do you have experience with prevailing wage or public bid work?
Status is confirmed project by project during the bid process rather than claimed generally. Tell us the contract type when you request a bid and we will give you a direct answer about whether it fits.
Can you work nights and weekends?
Yes, across every division. Off-hours scheduling is standard on occupied apartment, office, retail and industrial property, and the agreed windows go into the proposal so building access can be arranged in advance rather than negotiated on the night.
How do payment and lien terms work?
Terms are set out in the written proposal for each project and follow standard commercial construction practice, including lien waiver documentation where the project requires it. On phased work, payment is commonly structured around milestone completion by building or phase.
Do you use in-house crews or subcontractors?
Our own crews handle the large majority of commercial work across every division. Any specialty subcontracted scope, such as abatement or confined-space entry requiring outside certification, is disclosed in the proposal rather than appearing unannounced.
What closeout documents do you provide?
A punch-list walk-through with sign-off for each phase, plus closeout documentation specific to the coating system used on that property. Where your organisation has particular submittal requirements, raise them at bid stage so they are built in rather than assembled afterwards.
