What every project includes, whatever the service
The specification changes with the substrate. The standard does not.
A written specification
Preparation, primer, finish system, number of coats and the areas included, in writing before work starts. It is the document that settles disagreements later, and it is what a board or a facilities manager needs in order to approve anything at all.
Documented preparation
Washing, scraping, sanding, patching, crack bedding, caulking and spot-priming, photographed on larger jobs. Preparation is the invisible part of the price and the part that decides whether the coating is still sound in five years.

Frequently asked questions about our services
Can I combine several services in one project?
Almost every job does. An exterior repaint frequently runs with stucco crack repair, fence staining and garage door work. An interior repaint often runs with wallpaper removal, ceiling work and cabinet refinishing. Combining them into one mobilisation is more efficient than booking three separate visits, and the estimate itemises each part so you can see what you are approving.
Do you take on very small jobs?
Yes. A single room, one ceiling, a front door and its casing, or a patch repair that needs matching into an existing wall. Small work is scheduled around larger projects, so there may be a wait, but it is quoted and finished to the same standard as everything else.
Which services need the property to be empty?
None of them, in practice. Interior work moves room by room with furniture centred and covered. Cabinet refinishing removes doors and drawer fronts to be sprayed off site or in a contained area, so the kitchen stays usable. Floor coatings need the garage or the space cleared and off limits while the coating cures.
How do you decide between an acrylic and an elastomeric on stucco?
By the crack pattern and the moisture behaviour of the wall. A fine web of shrinkage cracks on a sound, dry wall is what elastomeric was designed for. A wall that is holding moisture, or one showing efflorescence, needs a breathable system instead, because a thick film over a damp wall traps the water and fails from behind. That call is made at the walk-through, not in the office.
Do you provide colour help, or do I need a designer?
We do colour work as part of the project: sample areas on the actual building, looked at in different light, and guidance on how a colour will behave on a large elevation under Pasadena sun. For a full interior scheme across a whole house, some clients still bring in a designer, and we work alongside them without friction.
Are the coatings you use low odour?
On interior work, generally yes. Modern waterborne products, including waterborne alkyd enamels for trim and cabinetry, are far lower in odour and volatile content than the solvent-based products they replaced. Where a space must stay occupied, low-VOC and zero-VOC formulations are specified deliberately rather than left to whatever is on the truck.
Do you paint metal, or only wood, stucco and drywall?
Metal too. Wrought iron railings, gates, security screens, metal stairwells, roll-up doors and structural steel all take direct-to-metal coatings over the correct primer, with rust cut back to sound material first.
