Foothill work, valley work and everything between

The foothill band
Altadena, Sierra Madre and La Cañada Flintridge sit against the San Gabriels. Steep driveways and hillside lots change how scaffolding and lifts are staged, canyon wind drives grit into wet film on the wrong day, and ember exposure makes eave, vent and soffit detailing a real conversation rather than a decorative one.
The historic band
South Pasadena, San Marino and Eagle Rock are heavy in pre-1930 building: original wood siding, wood sash windows, plaster over lath inside, and lead-era coatings underneath. The work is slower, the preparation is the job, and restoration painting is usually the right page rather than a standard exterior repaint.
The valley band
Alhambra, San Gabriel, Arcadia and Temple City run denser and newer, with postwar tract stucco, mid-century commercial frontage and a lot of multifamily. Volume work: turnover repaints, stucco recoats and retail frontage on an after-hours schedule.

Frequently asked questions about our service areas
Do you charge more for work further from Pasadena?
Distance inside the service area is not what moves the estimate. Access does. A tight hillside lot in Sierra Madre with no room to stage costs more to work than a flat corner lot in Temple City twice as far away, because the labour and equipment differ. We look at access on the walk-through and say so up front.
Eagle Rock is part of Los Angeles, not a separate city. Do you still cover it?
Yes. Eagle Rock is a Los Angeles neighbourhood rather than an incorporated city, which matters for permits and for who you deal with at the city, but not for whether we work there. The housing stock along Colorado Boulevard and up into the hills is 1920s Spanish and Craftsman, much like the older Pasadena streets.
Altadena is unincorporated. Does that change anything on a project?
Altadena answers to Los Angeles County rather than a city building department, so the approvals path is different. For a repaint that rarely matters. Where it does matter is on foothill properties with fire-zone requirements, and on any work that runs into permits, so we confirm the authority before assuming.
Can you handle several properties in different cities on one contract?
Yes, and it is common with property managers and association boards holding stock across the valley. One specification, one point of contact and a phased schedule across the sites, rather than separate quotes from separate crews arriving at different standards.
Do you work in Glendale, Monrovia or Duarte?
We reach Monrovia and Duarte regularly and take Glendale work case by case. Neither has its own page, because we would rather write ten pages about places we genuinely work than twenty about places we occasionally pass through. Call with the address and we will give you a straight answer.
Which communities do you get the most historic restoration work in?
South Pasadena, San Marino, Sierra Madre and the older Altadena streets, along with Pasadena itself. Those areas hold the deepest concentration of pre-1930 wood siding, sash windows and plaster interiors, and that work needs lead-safe practices and a slower preparation sequence than a postwar stucco house.
How quickly can you get to a property once I call?
Site visits for an estimate are usually within a few days across the whole service area, and we reply the same business day. Exterior scheduling follows the season: most of it runs spring to autumn, and the December to March recoat window is shorter.
