These terms govern the use of this website and set out the general basis on which Pasadena Elite Painting provides painting services. The written estimate or proposal for your project is the controlling document for that project.
About this website
The content on this site is provided for general information. Descriptions of processes, materials and coating systems are written to help you understand the work and are not a specification for any particular property. Nothing on this site is an offer, a quotation or a warranty.
Estimates and proposals
Residential estimates are free and carry no obligation. Commercial, association and multifamily work is quoted by written proposal following a site walk and takeoff. An estimate or proposal is valid for the period stated on it and is based on the conditions observed at the time of the walk-through.
Where conditions differ from those observed, for example concealed damage found once a surface is opened up, moisture discovered behind a coating, or a substrate that fails an adhesion test, we will raise it with you and agree any change in writing before proceeding. We do not carry out additional chargeable work without your agreement.
Scope of work
The scope for your project is what the written estimate or proposal says it is, including the preparation, primers, finish systems, coat counts and areas named in it. Anything not named is not included. Where a specification is supplied by you, your designer, your architect or your management company, we work to that specification and will tell you if we believe it is unsuitable for the substrate before applying it.
Access, scheduling and site conditions
You are responsible for providing safe access to the areas of work, including gates, alarm codes and any keys required, and for telling us about known hazards. Scheduling is agreed in advance. Exterior work depends on weather and, in this region, on wind conditions as well; where conditions would compromise the finish we will reschedule rather than proceed, and we will tell you why.
Client responsibilities
Removing or making accessible small and fragile items, arranging for pets to be kept clear of work areas, and disclosing any association guideline, historic district requirement, tenant notice period or building rule that affects the work. Late disclosure of a requirement of that kind can affect both the schedule and the scope.
Payment
Payment terms are set out in your written estimate or proposal. On phased commercial and association work, payment is commonly structured around milestone completion by building or phase, and any lien-related documentation the project requires is handled as part of that structure.
Coverage on completed work
Coverage for workmanship, and the manufacturer coverage applicable to the products used, is set out in the documentation issued for your project. Different systems carry different expectations, and your estimator will explain what applies to your scope before work begins. Coverage does not extend to damage caused by structural movement, water ingress from an unresolved source, impact damage, or a substrate failing for reasons outside the coating.
Licensing and insurance
Pasadena Elite Painting is licensed (CSLB #585047), insured and bonded. Certificates of insurance, a W-9 and references are available on request, and additional insured endorsements are arranged where a contract requires them.
Limitations
Nothing in these terms limits any liability that cannot be limited by law. Subject to that, our liability in relation to a project is limited to the value of the work carried out under that project.
Governing law
These terms are governed by the law of the State of California.
